Investment Structure

  • Passive Returns: Investors are provided a passive investing role while still receiving real estate benefits such as cash flow, profit shares upon sale or refinancing, and tax advantages like depreciation.

  • Comprehensive Management: Our team manages all operational and transactional elements of the investment process, ensuring a hassle-free experience for our investors.

  • Focused Strategy: We prioritize quality over quantity, seeking out risk-adjusted projects with excellent returns ensuring long-term relationships with our investors.

  • Reporting, Returns & Distributions: Investors receive monthly or quarterly profit distributions and project performance reports and are issued K-1 tax returns for any equity held in the projects.

How to Get Started?

We are actively looking for qualified accredited and sophisticated investors as defined by the SEC. The best way to get started is to fill out the form below and join our investor network.

  • What are the typical returns for investors?
    Returns can vary for each deal. Please reach out to us for more details on the expected returns for a specific project. We offer two primary investment structures: Limited Partner (Equity Ownership): Investors hold a share of the project’s equity, which may include a preferred return on their capital, as well as a portion of the project’s potential upside. Preferred Equity: Investors receive a fixed preferred return on their capital, secured by the property’s cash flow. This return usually ranges from 8-12%, depending on the specific deal.
  • Do I need to be certified as an Accredited Investor?

  • What is the minimum investment amount?
    The minimum investment per deal usually ranges from $20,000 to $100,000.
  • What are the typical holding periods for GP Capital projects?
    We generally aim to hold projects for a period of three to five years before exiting. However, there are instances where we target properties with a longer horizon, extending the hold to five to ten years. In situations where we decide on a long-term investment strategy, our focus typically shifts toward refinancing the property and returning capital to our investors.
  • What responsibilities do I have as an investor?
    At GP Capital, our investment structure is designed to offer a passive ownership experience for investors. Our team oversees all aspects of asset management, and in some cases, property management as well. We handle the day-to-day operations, financing qualifications, and guarantees, ensuring a streamlined and hands-off process from start to finish. Our goal is to help investors build wealth through real estate without requiring active involvement.
